In the summer that location would get more North westerly winds however it could be super shallow there; even in a mid ride. I also noticed that there is almost no beach at all in high tide on the north side, so even with a north westerly you could end up in the highway if you get into trouble. I agree with you that looks very flat and tempting!
I never kite there but that would be my guess. Hope some of the regulars can give us some input.

u said tide never happen at north side of road is baloney ! tide still there !
pastime if south or southwest wind , i did kited at north side at rare times , lolol but southwest wind is best local at 3 ave !
